Prior to having a preliminary call with your real estate agent, it is important to clarify your individual needs as a buyer. This may include any anticipated changes in your life as well as any current conditions affecting your timeline.

- How soon do you need to move? Is that timeline flexible?

- How many Bedrooms do you need?

- How Many Bathrooms do you need?

- Do you need space for a home office?

- Do you need a garage? Attached?

- Do you require a garden/outdoor space?

- Is a fireplace or swimming pool high on your list?

- Do you want special energy saving or air quality features?

Most people aim to find a home and neighborhood that will meet their needs for the next five to ten years. Your real estate agent can help you assess how your lifestyle and life stage needs may impact the property or neighborhood that is right for you.

- How long do you plan on staying in this home?

- Will you need a home that can accommodate different life stages?

- Do you have children or plan to?

- Do you have teenagers who will be moving away soon?

- Do you have family members with special needs?

- Are you close to retirement?

- Do you have an older relative who might come to live with you?

- How does the buyer's agent get paid?

In Texas, the buyer's agent is paid by the listing agent of the property. It is an amount (usually half) that is taken out of the listing agen'ts payment and split with the buyer's agent at closing. There is no direct fee from the buyer's agent to the buyer.

- How long does the typical closing take from acceptance to close?

The speed that someone can close is largely dependent on the ability of the lender, if using a loan, to fund the money for the purchase. If you are purchasing in cash, you can close as quickly as you would like, although it is extremely advisable that you at least give time for an adequate inspection period. The normal amount of time for a loan to close is anywhere from 15-25 days.
