Prioritize Photos & Video

Creating a frenzy of traffic online starts with a well presented listing. Don't skimp on your photography; you want your listing to rise above the competition.

Declutter & Depersonalize

Try to minimize any excess amount of decor or clutter. Also try to remove any ultra-personal items like bedside photos (or similar) so buyers can more easily imagine themselves in the home.

Price to Sell

The price that it will take to sell your home quickly will vary based on the competitiveness of the market at that time. However, generally speaking, when you are aiming for a quick sale you would typically start at a lower listing price than if you wanted to ride the market for a month or two.

Give the Listing Some Space

Once your listing goes live, try to find some activities to do or family to visit during the days when showings will likely be going on. This is espescially important for the first two weekends. You should try to not put too many time constraints on showing availability, you don't want to impede buyers from viewing the property during the first two crucial weeks.

One of your goals of getting the home market-ready should be minimizing decor. You don't want to distract people from experiencing the home and imagining themselves in it.

One of the best resources you have as a seller is the feedback received from other agents' showing reports as well as directly from buyers at open houses. It's important to try and be impartial and listen to all feedback.

Don't Rush the Marketing

Making sure all of the marketing assets are polished and uploaded prior to launch is essential to your exposure and ranking online. Marketing can take between 5-7 days to create (our team can do it in 3 days!) and you want to make sure you have all your ducks in a row before you go active.

Beating the Online Algorithms

Have you ever been on social media and wondered why some content gets rabbid exposure & engagement while other seemingly similar content doesn't?

This is because social media has algorithms in place that prioritize certain content over others; and as with social media, housing sites like Zillow, Redfin, and even the MLS have algorithms in place to prioritize certain content (or in this case, listings) over others.

How do you beat this algorithm you ask? It's actually quite simple: you present a full and "complete" listing. The housing websites favor listings that have a larger percentage of it's listing information and media uploaded. It makes sense, because, that way, you will rarely ever see listings with incomplete housing information or no photos at the top of the list. Most properties on the MLS only have the listing information and photos uploaded, but the MLS also has areas for you to various other forms of media and content. By having a full or "complete" portfolio of marketing assets uploaded to your listing prior to launch, your listing will be in the highest tier of exposure and placement.

What is a "Complete" Marketing Portfolio?

As mentioned above, it is crucial to have a full and complete array of marketing assets uploaded to your listing prior to launch. But what are the different forms of media needed? See below for a checklist of the different types of content needed to be uploaded to your listing for maximum exposure:

Tips to Setting the Correct Price

It's important to remember that today's market isn't the market of 2020 and 2021 where any home that was on the market sold in 5 days with multiple offers. The reality is that buyers no longer have an incredible 3% or better interest rate, and housing inventory has gone up significantly. That means that it is as important as ever to get your marketing plan in line, and to price your home correctly. Below are a few questions to ask yourself when looking at similar homes on the market to help you identify how to price your own:

Look at the Trends in Your Neighborhood

Your Realtor can help you get true neighborhood sold data from the MLS. Try to look at the past 6 months of sales and no more than half a mile from your home, if possible. Some of the key metrics you can hone in on are $/Sqft that properties have been selling for and "% of Asking Price Met". If you have any trouble understanding the numbers, give us a call!

Define Your Target Buyer

Who is most likely to be interested in your home? Families with young children? Empty nesters? First-time homebuyers? Knowing who you're targeting will help you market much more efficiently.

Access Your Timeline

Look at your projected move date and ask yourself: is this timeline flexible? When do I need to be out by? If you are flexible with your time, you can be a little more aggressive with your pricing. You sometimes have less pricing leverage if you have to move at a moment's notice.

Evaluate any External Factors

Look at any factors that could be either effecting your home specifically, like abnormally high HOA fees. There are also sometimes extra-market factors at play, such as an inflation of construction material costs driving up new construction prices, which is increasing demand for your home.

If you're looking to sell your home fast, there are a few things you can do to make it happen. With the right strategy and some elbow grease, you can get your home on the market and off to closing in no time. Since we do our own marketing in-house we can take a house from a phone call to ready listing in 72 hours, but we prefer to have at least a week if we can. We typically hold an Open House on the first Sunday of the listing, unless their is some scheduling conflict, holiday, or afternoon Cowboys game to compete with. The open house will help provide vital feedback and hopefully bring an offer!

Be Open to Showings

Unless you're dealing with a historically low inventory market, like we experienced in '20 and '21, you will need to do your best to make your property available to be shown. More inventory means more competition, and sometimes even if you have the best home on the block, you can lose out to other properties if your showing schedule is too restrictive. At times this can be unavoidable, and your agent can do their best to call interested parties ahead of time and try to reschedule.
